G|C Premier currently has public guest and operating proof, but no owner-authorized financial case study ready for publication. We will not invent revenue results. A future owner case study must use source statements, a named period, consistent definitions, and written permission.

Live listings, dated per-property rating checks, the linked host profile, and direct links to platform-controlled evidence.

Operational statements

The management scope and service process G|C Premier commits to in its written property proposal and operating agreement.

Owner results not published

Revenue, occupancy, ADR, expense, lift, savings, and net-income results remain unpublished until source data and owner permission exist.

What is verified today

  • G|C Premier operates furnished homes with live property pages and booking paths.
  • Dated property ratings are shown on the reviews page and link directly to each Airbnb listing for current context.
  • Per-property Airbnb ratings and review counts were checked July 18, 2026. We do not combine them into a portfolio average because the listings have different review counts and one current listing has too few reviews for an aggregate rating.
  • Management pages describe the proposed operating scope without publishing a universal fee or performance guarantee.

What owner data is missing

  • Owner-authorized reservation, payout, and expense statements for a named property and period.
  • A clear definition of gross booking value, gross rental revenue, owner payout, and net owner income.
  • Treatment of platform fees, management fees, cleaning, supplies, utilities, maintenance, taxes, and capital work.
  • Owner-use blocks, cancellations, unavailable dates, property upgrades, and other factors that change comparability.

Publication gate for a case study

  • Choose the property, reporting period, and business question before reviewing the result.
  • Reconcile source exports to the owner statement and document exclusions.
  • Use the same metric definitions for baseline and managed periods.
  • Separate correlation from causation and disclose property or market changes.
  • Obtain written owner approval for every number and attributed statement.
  • Date the case study and state when the data should be refreshed.

Assessment methodology

A pre-management assessment starts with the property address, physical details, condition, owner-use plan, current operating history, recurring costs, and comparable evidence available at that time. Assumptions are labeled. Low, central, and high scenarios may be used when the evidence supports them.

An assessment is a decision aid. It is not an appraisal, tax or legal opinion, investment recommendation, or guarantee of bookings, occupancy, rate, revenue, savings, or profit.

Does G|C Premier publish owner revenue case studies?

Not yet. G|C Premier has not published an owner financial case study because owner-authorized source statements, a defined comparison period, and a complete gross-versus-net expense method have not been supplied for public use.

What proof is currently public?

Current public proof includes live property listings, dated per-property Airbnb metrics, the linked Airbnb profile, and the operating scope described on the management pages. Live platform sources control for time-sensitive ratings and badges.

What data is required for an owner performance case study?

At minimum: reservation and payout exports, the reporting period, channel fees, cleaning and maintenance treatment, owner-use blocks, cancellations, property changes, and written owner approval. Any before-and-after claim also needs a comparable baseline.

Is a property assessment a revenue guarantee?

No. An assessment is a property-specific scenario built from stated inputs and available comparisons. It is not an appraisal, tax opinion, investment advice, occupancy guarantee, or promise of income.
