These Terms of Service govern your use of the GC Premier Property Group website at gcpremierproperties.com and any services provided by GC Premier Property Group LLC (“GC Premier,” “we,” “us,” or “our”). By accessing our website or booking a property, you agree to these Terms and our Privacy Policy.
Acceptance of Terms
By accessing or using our website, making a booking, or communicating with us in connection with a rental stay, you acknowledge that you have read, understood, and agree to be bound by these Terms. We reserve the right to update these Terms at any time — continued use of our services after changes constitutes acceptance.
Use of Services
GC Premier Property Group provides short-term rental management services for residential properties in Mississippi and surrounding areas. You may use our website to browse listings, make reservations, and communicate with us for support. You may not:
- Reproduce or commercially exploit any content from our website without written permission
- Use our website or services for any unlawful purpose
- Submit false information in connection with a booking or inquiry
- Sublet or transfer a reservation to a third party without our express written consent
SMS Messaging Terms
By providing your mobile phone number at the time of booking on our website, you consent to receive automated SMS text messages from GC Premier Property Group LLC. Providing your phone number is optional. Consent is not a condition of purchase or booking.
- Message types: Booking confirmations, check-in and checkout instructions, property access codes, house rules reminders, guest satisfaction surveys, and review requests.
- Message frequency: Varies based on booking activity — typically 2–4 messages per stay.
- Rates: Message and data rates may apply depending on your mobile carrier and plan.
- Opt out: Reply STOP to any message to immediately unsubscribe. You will receive one final confirmation and no further messages will be sent.
- Help: Reply HELP to any message for support information, or contact us at gcpremierpropertygroup@gmail.com.
- Carrier disclaimer: Carriers are not liable for delayed or undelivered messages. Message delivery is subject to network availability and carrier policies.
Bookings & Payments
A reservation is not confirmed until you receive a booking confirmation via email or SMS. Additional terms:
- All payments are processed securely through Stripe. We do not store payment card information.
- The total cost — including taxes, cleaning fees, and service charges — is displayed before payment is collected.
- Cancellation policies vary by property and booking type. Review the terms presented at checkout before completing your reservation.
- For reservations made through third-party platforms (Airbnb, VRBO), those platforms’ cancellation and refund policies govern.
Guest Conduct
All guests must comply with property-specific house rules provided at or before check-in. By completing a booking you agree to:
- Only the guests listed on the reservation may occupy the property
- Observe quiet hours, noise ordinances, and local regulations at all times
- No smoking inside any property unless explicitly permitted in the listing
- Pets are only permitted in properties where explicitly stated
- Guests are responsible for any damage to the property beyond normal wear and tear
- Properties may not be used for commercial purposes or gatherings beyond stated occupancy limits
Violations may result in early termination of the stay without refund and additional charges for damages.
Liability
Our website and services are provided “as is” without warranties of any kind. To the fullest extent permitted by applicable law, GC Premier Property Group disclaims all warranties, including implied warranties of merchantability and fitness for a particular purpose.
GC Premier Property Group shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of our services, except to the extent caused by our gross negligence or willful misconduct. Our total liability for any claim shall not exceed the total amount paid for the relevant reservation.
Dispute Resolution
Before initiating any formal legal proceeding, please contact us directly to allow us an opportunity to resolve the issue. If informal resolution fails after 30 days of good-faith negotiation, disputes shall be resolved through binding arbitration under the rules of the American Arbitration Association (AAA).
These Terms are governed by the laws of the State of Mississippi. Any arbitration or legal proceedings shall take place in Hinds County, Mississippi. Class action lawsuits and class-wide arbitrations are not permitted.
